These are the questions guests ask me most. Can't see yours? Just send me a message.
Just send us your dates and how many of you are coming – by WhatsApp, email or through the website. We'll reply with the apartments that suit you and the full price. To secure the one you like, you pay a 30–40% deposit, and we email your booking confirmation. There's a step-by-step guide on our How to book page.
Yes – we can hold an apartment for you for 24 hours while you think it over or check flights.
A 30–40% deposit secures your booking – we'll always tell you the exact amount before you book. You can pay it by bank transfer to our UK or euro bank account, by PayPal, or by card online.
The balance is paid when you arrive at the apartment, in cash in euros. So you only pay in full once you're there and have seen the apartment for yourself.
No. All fees and taxes are included in the price we quote, so there are no extra fees or hidden charges. The only other thing is a refundable security deposit, paid at check-in.
It covers any accidental damage during your stay, such as broken glasses or a damaged chair. It's usually 300 euros, though it can be anywhere from 100 to 500 euros depending on the apartment, and you can leave it in pounds if you prefer. It's paid at check-in and returned in cash when you check out, as long as nothing has been damaged. We never charge for normal wear and tear, or for anything that isn't your fault, such as storm damage.
Yes. If you give us at least two months' notice, we can move your booking to new dates, subject to availability.
Yes, as long as the apartment has room. Some apartments charge for extra guests, and we'll always tell you the cost before anything is confirmed.
Deposits are non-refundable, so we always recommend travel insurance that covers cancellation. If you can give us at least two months' notice, we can move your booking to new dates instead, subject to availability.
It's very rare – just 0.3% of all bookings ever made with us. If it does happen, we'll offer you another apartment if we have one available, and if not, we'll help you find an alternative.
Towels, bed linen, a final clean, Wi-Fi and a hairdryer come with every apartment, at no extra cost.
Some do. Each listing shows whether the apartment has air conditioning (air con), and if it matters to you, just tell us and we'll only suggest apartments with air con.
It depends on the complex and the time of year. Each listing has the details, or just ask and we'll check for the apartment you're interested in.
Our apartments are self-catering, each with its own kitchen, so you can eat in or out as you please. Supermarkets, cafés and restaurants are close by.
All our apartments are in Tenerife South – mostly in Costa Adeje, which we know inside out, and in nearby areas such as La Caleta, Los Cristianos and Playa de las Américas. You can see them all on our map. We don't have apartments anywhere else in Spain.
Check-in is from 3pm and check-out is by 11am. If you'd like to arrive earlier or leave later, just ask – we can often arrange it when there's no booking either side of yours.
A member of our local team meets you at the apartment, hands over the keys, shows you around and answers any questions. It's also when you pay the balance and the security deposit.
Costa Adeje is about 20 minutes by car or taxi from Tenerife South Airport (TFS). Flights from most UK airports take around 4 to 4½ hours.
Yes, we can arrange a private transfer, subject to availability. Just let us know your flight details in good time.
Not unless you'd like to explore the island. Day to day, you can get around Costa Adeje on foot, and taxis and buses are easy to find.
Just call or message us. Our local team are nearby and can usually sort things out quickly, and Richard is always at the end of the phone.
It's a fair question – there are scams out there. We've been welcoming guests since 2013, and many come back year after year. You can read their messages on our reviews page, our independent reviews on Trustpilot and comments on our Facebook page. And you only pay a 30–40% deposit to book – the rest is paid once you've arrived and seen the apartment for yourself.
We're an online business, so there's no high-street office – but we're very much real people. Richard looks after your enquiry and booking personally, and our local team in Tenerife meet you at the apartment, are on hand during your stay, and see you off when you leave.
Not as you'd know it at home. In January, daytime highs average around 22°C with about six hours of sunshine a day. Evenings are cooler, so pack a light jumper. You can check any month in our weather guide.
There isn't really a bad time. Winter is mild and sunny – perfect for escaping the British weather – while summer is hot, with highs of around 28°C. September and October are lovely too, with the sea at its warmest.
It's clean, well kept and easy to enjoy. Beaches, the promenade, cafés and restaurants are all within walking distance, and the airport is only about 20 minutes away. Read more in our guide to Costa Adeje.
